Marin Market Update for July 2012

While the price gains have been subtle, the low inventory is providing price support and we are seeing a slow increase in the Average Home Price. The Average Home Price this July for single family homes in Marin was $1,071,000. This is up from $985,000 last July and up from $1,028,000 the previous month of June. Currently the average listing price is at $2,156,000. The gap between the price for homes for sale in Marin, and the price of sold homes, is growing larger. Last year in July the difference between the listed and sold home was $473,000, this year that gap has grown to over $1 million at $1,085,000. Bay Area Real Estate has also seen general price increases. As of the end of the last quarter, the Median Price in the nine Bay Area counties, was the highest since the summer of 2008.
